ERA buying process *

To buy a house or condominium takes a few days for some and many years for others. No matter how long time you need we will by your side, from first thoughts to moving in.

1. Searching / monitor housing

The first thing you should do is to register yourself as prospective buyer . This will give you many advantages.

2. Property showing

When you and we have a clear picture of what it is you are looking for, we book showing. We visit the houses or condominiums that match your requirements. Afterwards we summarize your impressions and move towards a decision or refine your specification of requirements.

3. Purchase decisions

Sooner or later you will get that feeling, here I want to live, this feels right! Follow that feeling and settle the deal before someone else beats you to it. We vouch for all technical and legal aspects.

4. Deposit / payment

We do not practice bidding on our listings. Our assessment is that it is disadvantageous to you as a buyer and therefore we always practice first come first served.

Deposit
You usually pay a deposit of 100,000 baht to enable us to block your new home. This will obligate the seller to sell the property to you and no other party can come between. In connection with the deposit we make up a purchase contract on your new house or condominium.

Client account
Your deposited money is placed in ERA client account and forwarded to the seller when signing contract with him/her. The deposit is non refundable if no other conditions have been agreed upon.

All following payments from you are deposited in ERA equivalent of Swedish client accounts for maximum security. No final settlement will be granted the seller before the property have passed ERA Oakfield final purchase approval No other real estate agents in Thailand offers this.

5. Purchasing / documents

We draw up all necessary documents such as purchase, selling contract, power of attorney, payment certificate, lease contrat, etc.

Naturally you will get translations of important documents so you know the meaning of these.

6. Registration ownership or lease

In most cases we handle registration of ownership and leasehold rights. This takes place at the regional Land Office which handles everything related property transactions.

It is here the final payment is made when the final documents are signed. Your final settlement is submitted when our lawyers or liable Thai brokers have verified and approved all documents.

7. After the purchase

To get started with your living in Thailand we will help you for 5 hours with practical tasks. It could involve anything related to your new property e.g. connection of telephone, insurance, purchase of furniture etc. Any costs that may arise in connection with this service is paid by you.

There may be other things that you want help after your purchase. ERA can assist with everything from rebuilding to the establishment of wills.
