Is it safe to lease land and house?

Yes, it is safe. Lease is registered with Thai authorities for periods of up to 30 years at a time and the legal protection of tenantis is just as strong as in Sweden.

The above presupposes that the registration has been made correctly. A lease registration in itself is also no guarantee of title deed status or housing status.
